There is no charge to add a property to Fabrica. During setup, a dialog called “Fee authorization” asks you to authorize a one-time onboarding fee, currently $500 for most areas and always shown in the app before you authorize. It is collected only if the property is later sold or used for a loan, and it is waived if you remove the property without using it.
What the dialog says
The dialog puts it plainly: “No charge today. Collected only if and when the property is sold, used as collateral, or used in other apps. Waived if the property is removed unused.”
You check a box to authorize the future collection and accept the Terms of Service, then click “Authorize fee”.

An allowance, not a payment
Technically, you’re granting a spending allowance in USDC, a stablecoin (a digital dollar that always equals $1), not making a payment. Nothing leaves your account when you authorize. The fee is collected once per property, the first time you sell it or borrow against it. If you never do either and later remove the property, you never pay it.
If the authorization lapses
If your authorization ever lapses, we’ll email you to renew it. Without it, your property won’t be visible on the marketplace and you won’t be able to take out loans against it. You can re-approve any time with “Authorize Fee” in the Owner Toolbox on your property page, or through the link in the email.
