There is no charge to add a property to Fabrica. During setup, a dialog called "Setup fee" asks you to authorize a one-time setup fee, currently $500 for most areas and always shown in the app before you authorize. Nothing is charged today. We collect it once, the first time you sell the property, borrow against it, or use it in another app, and it is waived if you remove the property without using it.
What the dialog shows
At the top you see the amount, for example "$500.00", with a "$0 today" label and the line "One-time fee for adding this property".
Under "When it’s charged", the dialog lists three moments:
"Today": "Nothing is charged. You authorize us to collect it later."
"When you first sell it, borrow against it, or use it in another app": "We collect it once, at that time."
"If you remove the property unused": "The fee is waived. You never pay it."
Using it in another app means putting your property's digital ownership record to work in a service other than Fabrica.

One click to authorize
Click "Authorize fee". There is no box to check. Under the button, the dialog notes: "By authorizing, you accept the Terms of Service." It also has a "How the fee works" link, which brings you to this article.
Your account may ask you to confirm the request. If you decline it there, or something goes wrong, the dialog tells you that nothing was charged and offers "Try again" and "Close".
An allowance, not a payment
Technically, you're granting a spending allowance in USDC, a stablecoin (a digital dollar that always equals $1), not making a payment. Nothing leaves your account when you authorize. The fee is collected once per property, the first time you sell it, borrow against it, or use it in another app. If you never do any of those and later remove the property, you never pay it.
If the authorization lapses
If your authorization ever lapses, we'll email you to renew it. Without it, your property won't be visible on the marketplace and you won't be able to take out loans against it. You can re-approve any time with "Authorize Fee" in the Owner Toolbox on your property page, or through the link in the email. Both open the same "Setup fee" dialog, with your property shown at the top.
When it goes through, the dialog shows "Fee authorized" and "Nothing was charged. We’ll collect it only when you first sell it, borrow against it, or use it in another app." If you had already authorized the fee, the dialog shows the date you did it and tells you there's nothing else to do.
