Why is my loan amount low or zero?

This is the question we hear most about borrowing, so here is the honest answer. The Instant Liquidity card shows the most the lending pool will offer against your property right now. When that number is low, or $0, one of the checks below is the reason.

Your property must be fully added first

You may see a borrowing-power figure while your property is still being added. That preview is real, but taking a loan requires the property to be fully added, with its token issued. Finish the setup and the borrowing option activates.

Property taxes must be verifiably current

This is the most common blocker. The pool will not lend against a property with unpaid taxes, and it also will not lend when the tax status cannot be verified. So “unknown” blocks borrowing just like “unpaid” does. If you have recently paid your taxes, it can take time for the county’s public records to reflect it. Paying your taxes, and making sure the county shows them as paid, is the single best way to open up borrowing.

Title checks and fee standing must pass

Your property’s provenance score has to be high enough. That means the title validation checks passed and the property’s fees are in good standing. If you never completed the fee authorization, or it lapsed, borrowing stays blocked until it is fixed. You can authorize it from the Owner Toolbox on your property page with Authorize Fee.

The valuation is deliberately conservative

The pool lends against a cautious estimate of your property’s value, not the highest one. It takes the minimum of two independent valuation models. Very low-value properties get sharply reduced loan capacity on top of that. This protects both you and the lenders from loans that the land cannot support.

Your loan history matters

A past default or liquidation might reduce the amount the pool offers you, depending on how it was resolved. Repaying on time doesn’t earn you a bonus, but it keeps your borrowing capacity intact.

There is no fixed percentage

Fabrica does not use a fixed loan-to-value percentage, so there is no rule of thumb to apply to your property’s value. The app shows your exact borrowing power for each property: “Unlock up to $N” when you add it, and the Instant Liquidity card on the property page after that. Because the valuations are conservative, that number is often lower than you would expect. Clearing the blockers above is what raises it.

The pool itself may be low on funds

Loan offers depend on how much money (stablecoins, digital dollars that always equal $1) the lending pool has available. If the pool is low, offers shrink for everyone. This usually resolves on its own as the pool refills.
