The moment your purchase completes, the property is yours. A few things then happen behind the scenes, and a few things become your job. Here is the honest list.
Where your property lives
Your new property appears under My properties in your account menu. From there you can view it, add photos, put it up for sale later, or borrow against it.
The county paperwork
After a transfer, the county where the property sits gets a change-of-ownership filing. In many places this is automated. If your county needs extra information from you, we will email you (look for “Action Required: Transfer Paperwork”). Please respond to those emails promptly so the filing isn’t delayed.
Your property’s mail
Official mail sent to the property or its trust gets scanned and emailed to you. Read it and act on it, because it can include tax bills and county notices. Questions about a piece of mail? Write to hello@fabrica.land.
Property taxes are now yours
Tax responsibility passes to you at purchase. Don’t wait for a notice to find you: look up the property’s tax status with the county assessor and make sure you know when payments are due. Unpaid property taxes have serious consequences, including losing the property at a tax sale, so this is the one item on this list not to put off.
If we ask you for information after the purchase
Some counties need details from the new owner to finish their transfer paperwork. If yours does, you will get an email from Fabrica with the subject “Action Required: Transfer Paperwork” and a short form to complete. This email is legitimate: it exists because the county requires it, and completing it promptly keeps the county’s records about your property correct. We will never ask you for passwords or payment in that email, just the ownership details the county needs. If you want to double-check any request you receive, message us through the chat bubble before responding.
Your confirmation email
You will receive a confirmation email for the purchase. If you paid by bank, the sale completes once your payment clears (typically 5-7 business days for bank transfers), and we will email you if anything needs your attention along the way.
