Tax bills, notices, and reaching the owner

This article is for treasurers, tax collectors, clerks, and code enforcement staff who need to get a bill or notice in front of the person responsible for a property held in a Fabrica Trust.

How mail to the trust reaches the owner

Bills and notices addressed to the trust’s mailing address are scanned and delivered to the current owner of the property. The owner is the beneficiary of the trust and, by default, its trustee. Your office does not need to do anything different: mail sent to the address on record reaches the responsible party.

Responsibility stays with the owner

The trust does not change who is responsible. The owner remains fully responsible for property taxes, assessments, and compliance with local requirements, exactly as any other property owner would be. Fabrica is not a party to the trust and is not the taxpayer.

Time-sensitive matters

For anything with a deadline, such as a delinquency notice, a hearing date, or an enforcement action, email hello@fabrica.land with the parcel number and a copy of the notice. It is routed to the responsible owner promptly. This is the fastest path when timing matters.

Your remedies are unchanged

Nothing about the trust changes a county’s normal collection or enforcement remedies. Liens, penalties, tax sales, and every other tool available to your office apply to a property held in a trust the same way they apply to any other property.
