This article is for assessors, legal-entity units, and title clerks who need to confirm who owns a property held in a Fabrica Trust, or who currently has authority to act as its trustee.
How ownership is structured
Each property is held by its own state-law trust. The trust holds record title, and a digital Property Token represents ownership of the trust. The beneficiary of the trust is the current holder of that token. The beneficiary appoints the trustee and, by default, serves as their own trustee. Fabrica is not a party to the trust, never holds title, and cannot control the property.
Why the trustee of record can appear out of date
Under the trust agreement, trusteeship follows beneficial ownership. When the token transfers, the new owner becomes the beneficiary and, by default, the trustee. County records reflect this at the next recording event, so where your state names a trustee in recorded instruments, the trustee named in the most recent one can lag behind the current trustee between recordings. This lag has no effect on title: record title remains with the trust throughout, and the trust agreement itself determines who the current trustee is.

If your office needs to confirm the current trustee or beneficiary, Fabrica facilitates:
A notarized Certificate or Certification of Trust naming the current trustee and beneficiary explicitly.
The full trust agreement. The agreement is open source and versioned, so your office can review the exact text governing a given trust.
Deeds prepared through the platform name the trust. In some states the trustee is also named explicitly on the deed; in others the trust is recorded without a named trustee, following local practice. If your county requires a correction instrument to align the record with the current trustee, one is prepared and recorded promptly.
