The Provenance Score card on every Fabrica property page lets buyers and lenders see at a glance how solid a property looks. It summarizes automated checks on the property’s history and standing.
What the score checks
The score reflects things like:
Title validity. Does the ownership history check out against county records?
Fee standing. Is the property’s fee authorization in place and in good standing?
Property taxes. Are taxes verifiably current? Unknown status counts against the score too.
Identity verification. Have the people who have held the property completed identity verification?
The score is a risk signal, not a legal determination. A high score means the automated checks look good; it is not a guarantee, and it is not title insurance. Buyers should still do their own diligence.
Why it matters
Marketplace visibility. Listed properties need to clear an internal quality threshold to appear on the marketplace.
Borrowing. Loans from the lending pool require a sufficient score. Problems that lower the score, unpaid or unverifiable taxes above all, can reduce your available loan amount to zero.
How to improve your score
Keep property taxes current, and keep proof of payment.
Make sure your fee authorization is in place (the Authorize Fee button in the Owner Toolbox appears if it is not).
Complete identity verification if you have not. For most owners this happens automatically at the notary session when adding a property.
