Adding a property starts at fabrica.land/go: choose your State, choose your County, type your “APN (Parcel Number)”, and click “Search”. If that is not working, nothing is wrong with your land; a failed search is almost always a numbering mix-up or a coverage gap. Here is how to get unstuck.
Check your APN
The APN (Assessor’s Parcel Number) is the ID your county assessor uses for your land. There is no address search on Fabrica, so the APN is the key. You can find it:
On your property tax bill.
On your deed.
On your county assessor’s website, usually searchable by owner name or address.
Type it exactly as the county lists it. If you see “No parcel found for that APN in this county. Please check the number and try again.”, double-check the number and make sure you selected the right county. Parcel numbers are only unique within a county.
Try the map instead
You can skip the APN entirely: zoom into the map on the same page and click your parcel directly. This also helps if you see “Found the parcel but could not determine its location. Try clicking it on the map instead.”
If you see “Could not look up that parcel. Please check the APN and try again.”, it is usually a temporary lookup problem. Wait a moment and retry, or use the map.
“Not available in your area yet”
If this message appears, your county is not set up on Fabrica yet. Our team is alerted automatically, and we will reach out the moment your property is eligible.
The shape on the map looks wrong
The parcel outlines on the map are indicative, drawn from county map data. They are good enough to find and click your parcel, but they are not the legal boundary. What governs is the recorded legal description at the county. If your parcel was recently split, combined, or had a boundary adjustment, the map can take time to catch up, because county map data updates on its own schedule. If your parcel recently changed and the map does not reflect it, message us in the chat and we will help.
Remote counties
Some rural counties do not have online property records. We can still work with them, but our team does the title research by hand, so those properties take longer to process.
