Fabrica's fees are simple, and you will always see them in the app before you commit to anything. Here is the complete list.
Adding a property
There is no charge to add a property. You authorize a one-time setup fee (currently $500 for most areas, shown in the app before you authorize) that is collected only when you first sell the property, borrow against it, or use it in another app. It is waived if you remove the property without using it.
The fee covers what it takes to set your property up: online notarization, county recording, identity verification, and creating your digital ownership record. Authorizing it costs nothing today. You will see the full breakdown in the Setup fee dialog before you agree.
Selling
Fabrica charges 1% of the sale price, paid from the seller's proceeds. The buyer pays exactly the listed price.
For example: you list your property for $100,000. A buyer pays $100,000. Fabrica keeps $1,000 (1%), and you receive $99,000. The listing screen shows this exact breakdown, including "On sale you'll receive:", before you list.
If you have not yet sold the property, borrowed against it, or used it in another app, the deferred setup fee is collected at the same time.
Borrowing
Fabrica charges no origination fee on loans. Interest is set by the lending pool and shown before you confirm. The Final Payment and APR figures on the borrow screen are exactly what you will owe. If you have not yet sold the property, borrowed against it, or used it in another app, the deferred setup fee is collected with your first loan.
Removing a property
There is no platform fee to remove a property. Recording costs are handled through the process, and Fabrica guides you through it. If you never sold the property, borrowed against it, or used it in another app, the setup fee you authorized is waived.
Bank payments
If you pay by bank transfer or card, the payment processor's fees are itemized at checkout. Fabrica does not set them.
