Adding your property takes a few minutes of your time. We handle the paperwork in the background, and you can watch the progress every step of the way.
Find your property
Go to fabrica.land/go, or click “Add a property” at the top of any page on fabrica.land.
Select your State, then your County.
Type your parcel number into the “APN (Parcel Number)” field and click “Search”.
Prefer to browse? You can also find your land on the map and click the parcel directly.
When your parcel comes up, click “Upgrade your property” to start.
There is no address search. The APN (Assessor’s Parcel Number) is the ID your county uses for your land. You’ll find it on your property tax bill or on your county assessor’s website.
You don’t need to be signed in to find your parcel. If you pick a parcel first and then log in, the process resumes right where you left off.
What happens next
After you start, we ask a few questions about who currently owns the property, and you authorize a one-time onboarding fee. There is no charge to add a property. The fee (currently $500 for most areas, shown in the app before you authorize) is collected only if the property is later sold or used for a loan, and it is waived if you remove the property without using it.
From there, we prepare your documents, you sign them in a short online notary session, and the deed is recorded with your county. Recording typically takes a few days, though some counties complete within hours. You can follow along on the “On-Ramp Progress” card on your property page.
You can list for sale right away
You don’t have to wait for the setup to finish before testing the market. As soon as your property page exists, you can list it for sale: the listing appears on the marketplace and can start receiving offers while the paperwork completes in the background. Completing the setup is required to accept an offer, close a sale, or take a loan.

If you see “Not available in your area yet”, we’re not in your county quite yet, but we’re expanding quickly and will reach out the moment your property is eligible.
