Listing takes a few minutes. You set the price, review the fees, and confirm. Buyers can then purchase instantly at your price.
Before you start
Log in and open your property page. You can find it under My properties in the account menu at the top of fabrica.land.
Steps
On your property page, click Put for sale. The List Property for Sale window opens.
Enter your price in the Price: field. Prices are in US dollars. You’ll also see the price per acre, so you can sanity-check your number.
Review the Total fees: section. Expand it to see the Marketplace fee. Fabrica charges 1% of the sale price, paid from the seller’s proceeds. The buyer pays exactly the listed price. For example, if you sell for $100,000, you receive $99,000.
Check On sale you’ll receive:. This is the amount that lands in your account when the property sells.
Continue to the confirmation step. Read it carefully: Sales are final. If your price is below the property’s estimated value, you’ll check an extra box confirming you understand. You’ll also accept the terms, then click List for sale.
Approve the listing steps as they appear: Marketplace Approval, then Listing Confirmation. When you see “Listed for sale!”, you’re done.
Good to know
Listings run for 180 days. You can cancel any time before a sale with Cancel Listing.
Sales settle in stablecoins (digital dollars that always equal $1). You can cash the money out to your bank afterward.
You set the price. The estimated value on your property page is a starting point, not an appraisal, and Fabrica does not advise on pricing.
You can list before your property’s setup is finished. If your property page still shows “Unclaimed”, list it anyway: the listing appears on the marketplace and you can gather offers while the paperwork completes. Finishing the setup is what lets you accept an offer and close the sale.
If your property has an active loan, you can still list it. The sale pays off the loan automatically at closing. See “Selling a property that has a loan on it” for details.
