Removing a property from Fabrica is a quick and secure process that takes less than 10 minutes. The process involves two steps: burning the token and transferring the property out of the trust.
Step 1: Burn the Property Token
Burning the Property Token disables all onchain operations, ensuring that the NFT cannot be sold or transferred after being disconnected from the trust. This step is crucial for securing your property.
Initiate the Process
Log in to Fabrica.
Navigate to the property page and click Remove a Property.
Burn the Property Token
You’ll be redirected to https://burner.fabrica.land, a stand-alone application designed to burn Property Tokens on any version of the Fabrica protocol. This separate subdomain ensures availability, even if the main Fabrica platform is under maintenance.
Select the property you wish to remove from the list and confirm the operation.
Manual Burn Option (Optional)
Alternatively, you can also burn the token manually, by calling the
burn()
function of the Fabrica ERC1155 Contract on Etherscan, using thetokenId
of the property you wish to remove.
Once the operation is completed, you’ll receive an email confirmation. The property will be marked as removed across Fabrica’s platform and will become non-operational on any other onchain marketplaces or applications.
Step 2: Transfer the Property Out of the Trust
After burning the Property Token, you can transfer ownership of the property to your name, your company, or any entity of your choice. Here’s how:
Receive Pre-Filled Documents
Within minutes, Fabrica will send you an email with pre-filled documents, including the deed and any necessary administrative forms for the jurisdiction where the property is located.
Sign the Documents
Follow the instructions to sign the deed online in the presence of a remote notary.
The notary will verify your identity and documents via video.
Complete the Ownership Transfer
Once signed, the documents are automatically sent to the county recorder for processing.
After the county recorder stamps the documents, you’ll receive a stamped copy via email.
This finalizes the removal of the property from the blockchain and Fabrica’s platform.
