You can take your property off Fabrica at any time. We call this the off-ramp. At the end, your token is retired, a fresh deed is recorded at the county in the name you choose, and the trust dissolves. There is no platform fee for removal, and if you never sold or borrowed against the property, the onboarding fee you authorized is waived too.
One note before you start: you cannot remove a property while it has an active loan. Pay off the loan first.
The steps
Open your property page and, in the Owner Toolbox, click Remove Property. You will need an email on your account.
Tell us who takes title. The dialog asks “Who will take title to the property and how”: yourself as an individual, more than one person, or an entity. You will also enter a mailing and tax address for the new owner.
We prepare your documents. Fabrica drafts the deed and any county forms, and a person reviews them. You will get an email titled “Removing Your Property” when the process starts, and another when your documents are ready to sign.
Sign with an online notary. The session takes about 10 minutes. Have your ID ready.
Confirm the removal. A red warning dialog explains that this step is permanent. You check two boxes and type “remove the property” to confirm. When it completes you will see “Token Removed Successfully!” and we will email you the next steps.
Authorize the deed transfer. Click Sign Authorization, then Authorize Deed Transfer.
County recording. We send the signed deed to the county recorder. When it comes back stamped, we email you the recorded deed and your trust agreement. The property is now in your name.
Recording usually takes days, depending on the county. If you change your mind early in the process, you can cancel; you will be asked to confirm with Yes, Cancel Offramp.
Two notes about the recorded deed:
It is emailed to the person who signed the removal documents. If a co-owner or a company signer completed the notary session, they are the one who receives it.
You can always verify the recording independently with the county recorder’s office; the deed is a public record. If you retired the token but never received a recorded deed, contact us in the chat right away so we can check where the paperwork stands.
Recording costs
There is no Fabrica fee to remove a property. Counties charge their own recording costs, and Fabrica guides you through them as part of the process.
This works even without Fabrica
Your independence is built in. The token lives on Ethereum, a public network, so you can retire (“burn”) it yourself using a public tool like Etherscan, without touching the Fabrica website. Our system detects the burn and starts the deed paperwork automatically. The trust agreement is open source, and because it holds record title at the county, a real-estate lawyer could complete the deed transfer even if Fabrica were gone. Your ownership never depends on our website staying up.
