Not every property is listed for sale, and not every listed price is the one you want to pay. You can send the owner an offer directly from the property page.
Before you start
Offers are made in USDC, a stablecoin (a digital dollar that always equals $1). You need enough USDC in your account to cover your offer amount, so that if the owner accepts, the sale can settle right away. There is no extra fee for making an offer.
If you signed up with email and pay by bank, you won’t have USDC sitting in your account. On a listed property, the simpler path is Buy Now, which takes bank and card payments directly. If you want to make an offer instead, message us through the chat bubble and we will help you get your account funded first.
Send the offer
On the property page, click Send Offer.
Enter your Offer Amount (USD).
Set Offer Valid For: anywhere from 1 to 60 days. After that window, the offer expires on its own.
Complete the two quick steps the app walks you through: Approve USDC (this lets the sale use your funds only if the owner accepts) and Sign Offer.
The owner is notified. If they accept before the offer expires, the sale settles automatically: they get paid and you become the owner, in the same transaction. You will get a confirmation email.
Can I talk to the owner first?
Usually the offer is the conversation. There is no general messaging between buyers and owners on Fabrica. Some property pages and owner profiles show a Contact button when the owner has chosen to accept messages; if you see it, you can use it. Otherwise, sending an offer is the reliable way to start: the owner sees your offer with your terms, and accepting it is their answer.
Changing your mind
You can withdraw an active offer at any time before it is accepted. On the property page, click Revoke Offer. If the offer simply expires, you don’t need to do anything.
A note on unclaimed properties
Some property pages show Unclaimed. That means the owner hasn’t finished setting the property up on Fabrica yet. You can still send an offer, and it may nudge them to finish, but they cannot accept it until the property is fully set up.
