Owning land through Fabrica is full ownership: possession, control, the right to sell, lease, or borrow against it, and all the income it produces. Full ownership also means the normal obligations of a landowner stay with you. Fabrica is the platform you own it through, not a property manager.
Property taxes
The big one. Taxes are owed to the county every year, whether or not a bill reaches you. Unpaid taxes can lead to liens, a county tax sale, a blocked loan capacity, and a lower provenance score. See “Your property taxes” in this collection for the full picture.
Local rules and code compliance
Counties and local authorities can require upkeep. A common example: in fire-prone areas you may be required to clear brush or keep trees pruned. Weed abatement, fencing, and dumping rules also come up. Notices about these usually come from the county, and mail sent to your property or trust is scanned and emailed to you, so read what arrives and act on it.
HOA dues and liens
If the property sits in an HOA or a road-maintenance association, those dues are yours to pay. Any liens or assessments recorded against the property follow the property, not the previous owner, so keep an eye on them and resolve them where you can.
Insurance
Fabrica does not insure your land. Whether to carry liability or other coverage is your decision, as it would be with any property you own, and it is worth discussing with an insurance professional, especially if people access the land.
The short version
If a traditional landowner would have to handle it, you have to handle it. Fabrica gives you the tools to own, sell, and borrow at the speed of software, and forwards you the mail, but the land and its obligations are yours.
